Clarius Park Business Campus Advances Near Northwest Broad and I-840 in Murfreesboro

A major new business campus is taking shape in Murfreesboro near the intersection of Northwest Broad Street and Interstate 840. Known as Clarius Park, the project is planned as a modern, employment-focused development on roughly 167 acres of the historic Hord property.

The campus is designed for seven buildings to be built in two phases. Phase 1 consists of four buildings. The Murfreesboro Planning Commission approved the master plan, the preliminary plat for Section 1, and the site plans for the first four lots during its September 16 meeting. Chicago-based Clarius Partners is the developer. Local officials have described the project as a tech and industrial park intended to create high-quality jobs while generating positive tax revenue for the city. City leaders have also confirmed that data centers are not an approved use for the site.

The buildings are expected to serve office, industrial, and warehouse-style tenants. Individual structures are anticipated to range from tens of thousands to more than a million square feet, with the full campus potentially reaching approximately two million square feet of space. No specific construction start date or completion timeline has been announced beyond the Planning Commission approval. The developer has agreed to fund significant infrastructure improvements, including roadway and stormwater work, as part of the project.

The Northwest Broad / I-840 corridor continues to attract large-scale commercial and industrial interest because of its interstate access and available land. Clarius Park is positioned to support job growth while keeping much of the related traffic oriented toward the interstate rather than downtown streets.

Projects of this scale—office, industrial, and warehouse buildings—require robust commercial HVAC and refrigeration systems to maintain proper temperatures for workers, inventory, sensitive equipment, and process areas. At Alpyne Strategy, our deep heritage in refrigeration and keeping things cold gives us practical insight into exactly what these buildings demand: reliable cooling capacity, efficient air distribution, precise temperature control, and systems built for long-term performance under real operating conditions. We track developments like Clarius Park closely so clients can evaluate timing, technical requirements, and partnership opportunities early.
