Whether you have seen the construction firsthand near the Avenue or heard talk of it within your friend group, you have definitely asked the key question: “What is Clari Park in Murfreesboro, TN and what is it all about?” In this article, we will delve into all the odds and ends of this new mixed-use development, including the residential and commercial features to soon be released.

Background on Clari Park

First off, Clari Park is a new and upcoming mixed-use commercial and residential development. It will be constructed on the northeast side of Medical Center Parkway near Interstate 24 and across from the Avenue, a local shopping center. Hines, a real estate and development company, introduced the creation of Clari Park in the fall of 2020. The project was eventually approved by the Murfreesboro City Council in 2021 and is currently still under construction as of 2023. This new community center will span 78 acres and host numerous attractions for both commercial and residential use in the years to come.

Commercial Developments 

Of the total acreage, 30 acres will be dedicated to constructing several exciting and fresh new restaurants and businesses within Clari Park. Some of the restaurants you can already visit include Firebird’s, CAVA, and Whataburger, and even more are on the way!

Many nationally recognized spots are coming to Clari Park, including Raising Cane’s, In-n-Out Burger, and P.F. Chang’s. You can also expect to see Chicago-based restaurants Buona Beef and Rainbow Cone in the same unit, allowing you to get your Chicago beef and a sweet treat all in one place!

Two popular restaurants are Drake’s (already open), known for American fare and sushi, and local chain Neighbor’s Bar and Grill (coming soon), owned by former Tennessee Titan Zach Piller. i, and local chain Neighbor’s Bar and Grill, owned by former Tennessee Titan Zach Piller. These two restaurants will be located right across from each other with green space in the center which will hold community events and live music, making them the perfect spots to dine al fresco with your family and friends.

One other place in Clari Park you can already visit is Main Event, which features bowling, laser tag, arcade games, gravity ropes, billiards, casual dining, and private party rooms for any and all occasions. And when your family and friends inevitably come to visit, a Marriott Townplace Suites is being built in the heart of the commercial area, with help from local development firm Chartwell Hospitality.

The Marriott is slated to open in mid-2025. These attractions seek to draw in several corporate offices as well. In today’s modern work environment, a balance between work and play is essential to better increase both individual productivity and group synergy. Clari Park’s structural design allots for an additional 12 acres which are openly available for corporate offices seeking to foster such a unique work environment.

Residential Developments

As a mixed-use development, Clari Park’s residential accommodations will include 300 apartments, 38 single family homes, and approximately 282 townhomes to bolster the local village.

The Rowley will feature 300 units across 3 separate buildings, all with access to alluring amenities, inside and out. First off, interior amenities will include a clubhouse, which features a kitchen, TVs, communal recreational space, working spaces, and a virtual golf simulator. Also on the interior, there will be a health and fitness studio, which directly connects to an outdoor yoga lawn. On the exterior, there will be a resort-style pool with cabanas and grills, a fenced-in dog park, a zen garden with reading nooks and fire pits, and a grand lawn designed to host outdoor game nights and concerts for residents. After reading all of this you’re probably ready to reserve your unit!

Pre-leases will begin about 90 days prior to completion, which is being slated for late first-early second quarter of 2025. For-sale units will predominantly consist of townhomes, featuring an urban design with roadway access being placed in alleyways with garages. Townhomes will range from 2-4 stories, all featuring front-facing patios, and access to linear or communal parks with seating and fire pits. There will also be single family homes for sale.

All of these housing units will be complemented by a 10-foot wide multi-use path, allowing access between residential and commercial spaces. As you can see, Clari Park is well on its way to providing one of the best communal living spaces in the city of Murfreesboro.

Roadway Expansions

As many of our readers know, traffic in Murfreesboro has increased dramatically in the past several years. This has led to some concerns about how a new complex like Clari Park will add to pre-existing rush hour traffic off Medical Center Parkway. Fortunately for us, the developers of Clari Park, Hines, have already thought this through.

Firstly, the overall layout of Clari Park seeks to emphasize a pedestrian environment both in and around the development. This will also assist local foot traffic in the Avenue, the nearby shopping center across the street.

Secondly, the widening of Medical Center Parkway has already been completed, and they are currently working on Willowoak Trail which connects to Wilkinson Parkway. This provides another connection from Wilkinson to Medical Center. Willowoak is slated to be complete by the end of 2024. The developers are also working with the city to expand sidewalks and bike connections to Stones River National Battlefield, allowing for easier access from Clari Park.

In these ways, traffic from Clari Park will be mitigated to a more manageable level, while providing residents and visitors easy access to its various attractions.
