Murfreesboro Listed as Fall 2022 Top 20 Emerging Housing Markets

Murfreesboro TN was recently listed as one of the top 20 emerging housing markets by the Wall Street Journal and Fall 2022 Emerging Housing Markets Index Report.  After reviewing data of the 300 largest metropolitan areas in the United States, Nashville-Davidson–Murfreesboro–Franklin, TN was listed as #13. 

Specifically, the Report reviews housing markets that offer the following criteria for shoppers:

  • Healthy local economies;
  • Vibrant local business communities; &
  • Attractive lifestyles.

Housing Activity in Murfreesboro Remains Strong

As you may already be well-aware, 2022 has brought many changes to the real estate market nationally, especially compared to 2021. In fact, the Index report describes that “housing activity as slowed as buyers contend with higher housing costs.” The number of homes for sale are increasing, as well as the time on the market. Out of the Fall 2022 top 20 emerging housing markets, Midwestern markets, like Nashville-Davidson–Murfreesboro–Franklin, TN, were seeing the fastest movement (~under 33 days).


Murfreesboro TN Area: Part of A Larger Market with a Strong Local Economy

The Fall 2022 Report also has larger populations than the Summer and Spring Reports. In fact, the average population of the top 20 is ~900,000. The Nashville-Davidson–Murfreesboro–Franklin, TN area has a population of 1,961,232 with an unemployment rate of 2.7%. In addition, typical wages were on-par with top markets and all markets reviewed. This makes for a strong local economy in the Middle Tennessee area, including Murfreesboro, TN.
